Construction problems often begin as small misunderstandings.
An unclear responsibility. A scope item understood differently by two people. A change whose full effect has not been considered. A payment request that needs clarification. A schedule assumption. A difference between the plans, proposal and contract.
The objective is not to create conflict. It is to help you understand the project while there are still choices available.
How I Help
Independent does not mean disconnected.
With your authorization, I can review the information, speak with relevant project parties when clarification is needed, compare what I learn with the project documents and explain the issue to you in straightforward language.
Clarify
When needed and authorized by you, I communicate with the contractor or another relevant project participant to understand a request or condition.
Analyze
I compare the explanation with the project information and identify what appears supported, what is unclear and what may need another question.
You Decide
I explain what I find. You remain the decision maker unless a separate written agreement specifically establishes otherwise.
I do not replace your contractor, architect, engineer, attorney or inspector. My role is construction and project management guidance for the owner.

About Luis Joaquin Colondres
Construction and project management experience from both the contractor side and the owner side.
I have spent more than 25 years working in construction and project management, coordinating contractors, reviewing project documents, managing changes, monitoring cost and schedule, and helping projects move from planning through completion.
That experience taught me that many expensive construction problems begin as small gaps in scope, documentation, communication or responsibility.
Today, I use that experience to help property owners understand what is happening before they make an important construction decision.
My role is simple: understand the issue, ask the right questions, explain what I find and help the owner make an informed decision.

What information is requested?
Only information reasonably needed to understand your inquiry, communicate with you and provide agreed construction and project management services.
What about project documents?
Only project related documents are needed. Please leave out personal information that is unrelated to the construction review.
How are payments handled?
Payment is requested only after the service is discussed and confirmed. Secure card payments are handled through a third party payment service. Do not send card numbers, banking passwords or payment credentials by email.
Service Boundaries
Clear responsibilities matter.
Construction and project management review only. Architectural, engineering, legal and code certification services are not included.
The owner remains responsible for project decisions unless a separate written agreement expressly delegates specific authority.
Communication with a contractor or other project participant does not itself authorize Construction Intelligence Services to modify contracts, approve payments, authorize changes or otherwise bind the owner.
Contractors, design professionals, consultants, inspectors and authorities having jurisdiction remain responsible for their respective duties and professional services.
